It appears you have no valid reason to break your agreement with the builder apart from your own greed. You have no sympathy from me and I think the builder is more honourable than yourself by offering the return of your deposit. Be grateful.
Hmm. Tell that to the banks that are leaving people high and dry by closing off their mortgage offers and demanding larger deposits halfway through the buying process. personally I think the builder has shot themselves in the foot and you've had a lucky escape.0 -

yesterday G Wimpey gave notice of redundancies-:o to all of its sales force in the Bristol region because the sales are not strong enough, people like the original poster cause problems for all developers the market has changed don't waste peoples time, make sure when you reserve that the deal is right for you! Deals are good but each developer has a limit and can only deal to that level.my bark is worse than my bite!!!!!!!!0

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
You might thank them if you can buy the same property with less money next year.
On the other hand, you might rue your poor negotiating skills if you can't.

Thanks for all your replies, just wanted to give you an update
After contacting the sale director of the company we agreed to proceed on the deal
And the deal is: They give us on top of original deal, 5% of builders gift + stamp duty and all legal fees paid.
On the note about negotiation skills: I am working in the sales focused business, so negotiation is all I do day by day! J
Regarding all the negative comments: we are familiar with risk analysis, etc (MBA - it will be good starting point) so you should realise how MUCH profit they make on the new build.
We all know that until the exchange; we can negotiate. It’s a buyers market at the moment and the sellers need to accept this. "Dog eat dog" time...

I looked at the link - rather you than me, to be honest! It's pretty cramped, the bedrooms are all small. The master bed is 10 x 10 feet, which will feel tiny once you have a bed in there, not to mention wardrobe, chest of drawers, etc....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0

I was in new homes for many years and even then they, and the plots, were so small and getting smaller. As for FTB homes they became a joke - 3 bed semis, 2 bed terraces, then 1 bed terraces, then studios - crammed in and always with as little parking as you could fight the panning system for. UGH, UGH & UGH. I found the pressure/excuse for building these came from having to pay high land prices.A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.0 -
