Approximately how much to knock down load baring wall and fit RSJ?

Hello there
We are thinking of knocking through our kitchen into our garage. The front of the garage has already been converted to make a larger hallway and cloakroom so all that is left of the garage is a large empty space that is accessed via a door in the utility room and isn't used at all. As the garage has already been converted (in the loosest sense of the word - it still needs battoning, boarding and a floor and ceiling putting in) we're not changing the use so according to the council, although we need building regs we won't need planning permission.
The wall is definitely a supporting wall and is 11' long and double skinned. Does anyone have any idea how much approximately it would cost to knock down the wall and fit an RSJ?

We bought our RSJ's online @ £30 per mtr (you will need two - one for each skin). Is your OH competent or do you need a builder to do the work? You would also need to hire acro-props (if doing yourself).0

This is not really a DIY job
Will admit I have done a few :eek:
No idea of price, but reckon on two men for two days.
Plus hire of acrow's and / big boys:D
Plus small skip .
Again will say , this is not a job for a beginner.
Ps I always 'dress' the RSJ before insertion :rolleyes:0 -
The materials themselves probably won't cost much...the labour, clearing up the mess, skips etc is what will cost you i expect. And if there are cables to move, sockets to relocate, pipes to divert and so on then the price will go up.
Best bet is to get a few quotes in to compare.

Obviously you also have to make good after as well - plastering etc. RSJ's would require fire retardent plasterboard etc. You will also need building regs approval on this!!!0

BRegs also require structural calcs too. Insulation in garage cavity, floor insulation.
Go talk to architect/technician. Try search online for RIBA 'architects in the house'. At least then you can also donate to charity.

As you'll need structural calcs you might as well go straight to a structural engineer and not bother with an architect. No point in paying two lots of fees.0
