turining back viewers

We have just reduced are house the weekend and already the estate agent has been in touch to say someone wants to view our property, but they dont have their property up for sale. I have told them that is isnt ideal as whats the point of them viewing if they are not in a position to buy.

Do you think i dont the right thing?

    As an EA I say you MUST let them view as they may need to sell today but they may put their house on the market and have a buyer next week. It isn't a perfect world where you will only get requests for viewings from those who have sold, in rented and with a million pounds in the bank.

  • Hi there - I understand your position however unless you have people knocking down your door to purchase your house then there is no real risk to letting them view. Best case sceanario is that they fall in love with it, put thier house on the market straight away. I went to see 7 properties around 6 weeks ago and didn't have my house on the market, essentially I wanted to see if there was anything out there which I actually liked before forking out hundreds for a HIP! If they liked your house and wanted to make an offer then look at it this way, the ball is in your court, they would have very little bargaining power and therefore you could squeeze a little more from them!! :j

    Why would a seller want to take an offer from someone who has yet to sell? If they did and the party making the offer couldn't sell they would have to re-offer so pointless therefore in taking an offer in the first place:confused:

  • Like I said "ball in your court" never said you HAVE to accept an offer - i.e that situation is the actual bargaining tool........................ :rolleyes:

    I can see exactly where you are coming from BUT I was exactly in that position 4+ weeks ago - and I had been looking (and viewing on and off) for 2+ years. Then 3 weeks ago I viewed a house, fell in love and the next day walked into the estate agent and said how can I do this quickly. I put my house on the market with them, at a sensible price, they arranged a viewing for that evening I received an offer the next day I then put an offer in on the house I had fallen for and am (hopefully) 2 weeks away from exchange and completion. If I had been stopped from viewing then I would still be planning on staying in my current home and not packing boxes!

    There's some logic in it. I had a couple view and love one of our houses. They offered asking price if we took it off the market. I had to refuse as they hadn't sold.

    Within a week they were under offer and offered us £5000 less than asking price. You can guess what my answer was ;)

    OP, I would let them view. You just never know. If you are able to book them in for the viewing just before or after someone in a more suitable position then the frantic cleaning won't feel so much like it's in vain :)

    I cant really go back now and say they can view now, but next time i will take what people have said into consideration, to be honest its a bit of bad time as my wife is due in about 5 weeks with our 3rd child.

    She wasnt to keen on having people around especially if they are not in a position to buy, im also having bunk beds coming so i can move the 2 kids into the one room to free up the 3rd bedroom for the new arrival.
