oldiring, you need to get a decent Corgi through the door to tell you which part of the boiler is not doing what it should. The gas valve is not modulating down to low rate so it's not just the secondary heat exchanger that is a suspect.

Do you think the Queen will loan one from Buck House? ( Duh, wrong sort of Corgi:D). OT, we use a firm about 14 miles away, and sometimes it seems it's never the same guy.
