oldiring, you need to get a decent Corgi through the door to tell you which part of the boiler is not doing what it should. The gas valve is not modulating down to low rate so it's not just the secondary heat exchanger that is a suspect.

i get this with mine when i try t run a bath, i've owned the property since jan 07 and in the winter it is fine and i can run a decent bath but when i dont have the heating on i get the same problem, i just dont use the bath for the summer, now i can look into this further, thanks!!

Do you think the Queen will loan one from Buck House? ( Duh, wrong sort of Corgi:D). OT, we use a firm about 14 miles away, and sometimes it seems it's never the same guy. Is it me, but we did not find it easy to locate one who did combis, Is that typical? TBH would like to light on an independent guy who knew what he was up to.
