    Hi doozergirl...I notice you said you went for the engineered due to ceiling heights and because you didn't need battens. Does this mean that you do need battens for the solid oak? We'd be laying it on concrete.

    My OH also wants to do away with the rads in the rooms we want the flooring in but wants to put a wet system underfloor heating in. I think (know...!) it can't be done because like you, we would have issues with the ceiling height being too low, doors having to be shortened etc etc. Would love your thoughts on this...great room by the way!!

    I think you can stick the wood to floors but they need to be perfectly level. The floor in the last house was pretty flat because it was brand new but our chippy thought that 2" by 2" batons would be the most forgiving on any discrepancies.

    I'd have loved to put underfloor heating in to this house but I can reach up and touch the ceiling quite easily in the dining room we couldn't afford to lose any height at all. We're going for underfloor heating in the barn conversion we're doing where it sits within the concrete screed. It's fairly simple because we've laid a new floor slab. If we'd have done it in this house I'd have wanted to do it properly and we'd have ended up digging out the floors I think. The wet system must be at least 15mm thick itself.

    I had engineered boards in a previous property, they looked great until we rented it to a bimbo who walked on it with stilletos. Now we have laminate (with underfloor heating) and are very pleased with the effect. Looks as good as real wood and more resistant to shrinkage, fading and marking.

    We bought some oak engineered wood flooring last week. We had looked all over for it at a decent price. The best place we found was http://www.carpentersofyork.com/ £26 per square meter for 140mm boards handscraped. Its really nice!

    Real wood is going to mark if you walk on it with stilettos. You do need to consider what you're doing on it. We've stuck pads to the bottoms of all the chairs and the dining table and as of tuesday, when the carpet goes down downstairs, there will be no shoes in the house.

    No denying that laminate is infinitely practical but there was no way on earth my H was going to put laminate down.

    Doozergirl, both of those houses look lovely. We went to Floors2go today in Slough. The man there said they weren't in administration anymore. Don't know if that's true or not.

    They had the Oak engineered which I love for £32.99 per sq meter. I also found 3 laminate 'oak' styles that I like at 13.99 and 21.99 per sq m. I had come out of the shop with a decision made on having the £13.99 laminate. But after talking to my parents they believe we should buy what we can afford and want. And I'm convinced I want wood. I do worry about dents and the like, but isn't that part of it...it adds character? I wish I could see some engineered stuff that has been laid for a few years.

    Argh, I wish I could just make my mind up...my hubby is going to divorce me at this rate!
