Has anyone compiled their own Home Information Pack?

Just wondering if anyone has done this? I am aware that you are allowed to under the legislation. Even with the fees for the land register, local searches and drainage searches, and the energy performance certificate it works out quite a bit cheaper?? On the official government site there is a template and it looks as if most of the private companies follow this format almost exactly... Any advice would be appreciated! (p.s. I have a Law degree so am not completely clueless about the conveyancing side of things...I hope anyway!!) Thanks x

you don't need to know anything about conveyancing. I paid £70 for an epc from a fella who did the ones for the estate agents he said i was the first ever private one he'd done!! he had done over 200. I then downloaded all the neccesary docs off the website you state but not any of the non essential stuff.
I used my searches that were done when we bought it and changed the dates! Mine cost £70 other side didn't bat an eyelid neither did mine and they even had her old refrence number on! I've just had one through for our house purchase from a "reputable" company apparently yet it doesn't contain any of the information i had to put in mine. (typr of build age etc) and no epc in site!
It took me about 2 minutes to put together.

I hope you have plenty of cash in the bank as if thats not fraud I suspect you could at least be sued should the council be planning to build a motorway through your house and it didnt show in your fake searchs0
