    How do you do that without a survey ?

    I am waiting for th EA to come back to me to say that they will either accept my offer, or a reduced price from asking that they WILL accept.

    Then I will instruct my surveyor to do the survey.

    Is there something else I should do >?

    You can 't really, it's down to the individual lenders.

    It doesn't sound that bad as to be unmortgageable. You need it watertight, structurally sound with a kitchen and a bathroom for a property to be mortgageable, in principle.

    as in you need to be able to put a kitchen in, or a fully working kitchen ?

    This kitchen is unusable. It needs a total ripout. But all of the plumbing and electrics look ok.

    Day 1 needs a very big skip, or maybe get professional house clearers in.
