    thanks BB - I like a challenge - just ordered it.

    this is my mothers house (which I bought about four years ago when I had some money) - mum has now moved into a flat and we have been offered cash for this house. This will be great because I would have one less mortgage to worry about....

    More worried about solicitors dragging their feet more than the cost. Quite happy to pay if they move quick but from my experience quick isn't in their vocabulary...
