deed of variation altered or pull out?

Hello there, I'm in the middle of buying a flat. My solicitor is requesting a deed of variation because of the inappropriate repairing covenants. This message has been passed on to the vendor’s solicitors, so we have to wait for their response. My solicitor is advising me to walk if this is not altered, but only mentioned…

The seller's solicitor will have to approach the landlord/freeholder who either (a) not understand why it is required and not answer the letters or (b) not care why it is required but see ££££ being extracted from someone desperate to sell.

So there could be a delay while an answer of any kind is sought, or negotiations over the money to paid are conducted. The freeholder has to instruct his solicitor to deal with the deed of variation. It could easily take 3-6 weeks and cost the seller £1,000 - £5,000 depending on how desperate he is to sell, and how greedy the freeholder is!

Hence the advice about walking.
