Desperate to sell- any suggestions gratefully received

I know the current climate isn't making things any easier but we have found our dream home and really need to sell. We can afford to drop the price to £85,000.
We had the property on the market 12 months ago but we only got BTL's round who weren't interested.
Any ideas on how to make the house more saleable?

Personally i would removed the storage that is at the end of the bed so the room appears bigger.0

That's not much of a drop ... I think a buyer would push you for more. At the end of the day it's one thing alone which will decide if it sells - the price. Good luck.0

i would change the photos about and mention parking if its available as its probably a deal breaker for many, cant comment on price as i dont know the area and am to lazy to look it up.0

Would you manage to rent it out until the market picks up?
If not you might attract more viewers by livening the front up a bit. A hanging basket (must be full and healthy looking though!) and a proper, fitted window box or two would make a difference.
If you have somebody with a bit of space to lend you then I would personally thin the contents out a bit, getting rid of some of that bedroom furniture would make the rooms feel bigger.
If you are willing to spend a small amount of money I would also tone down the decor with some more neutral tones.
Shame for you, it seems like a nice enough house the market is just rubbish.
Almost forgot, the lounge window would put me off. Are the curtains drawn? Just didn't look like a "well dressed" or inviting window. Couldn't think of a nicer way to put that I'm afraid but I promise no offence was intended as it looks like a lovely house.

The only thing that would put me off would be the front door directly into the lounge but there's not really anything that can be done about that.0

The terrace that sold in 2007 on the same road - was that a 2 or 3 bed? If 3 then yours is priced right. If a 2 bed it might be too cheap if anything. Yours is one of the cheapest and at 85k would be the same price as the 2 bed flat.
Seem odd that it hasn't sold. Anything daft like smelly dogs or unruly children/ mad cats or old people that could have put people off?0 -
I really would get rid of the picture of your garden, it looks like rubble or something down the bottom which instantly makes me think if you cant take care of the garden what else are you letting run down?0

Agree that the photo of the rear garden is not at all flattering - is the garden in good order?
I would also lose more "clutter" - sorry, that's awfully blunt but at the risk of appearing to be over-critical, lose the bean-bag in the lounge and whatever is placed to the right & left of the fire. Take one of the pieces of furniture out of the bedroom - there are three pieces, in addition to the bed and the wardrobes. You might want that amount of furniture/storage, but I think it makes the bedroom seem busy & cramped, when you need to create an air of "calm space". I would also lose the storage at the foot of the bed.
In the kitchen, reduce the number of things on the shelves above the toaster - make those shelves "a feature" rather than useful storage. Think two or three "ornaments", but food related e.g. three attractive jars of something, rather than an extension to your cupboard space.
All of this seems rather petty even as I type it, but I'm preparing my house for the market and I'm thinking "show home" rather than "my home, in which I actually live!!!!"
Seems to be what buyers want to see and with the current market, you really must drum up interest from potential buyers. The smallest thing might be enough to have them strike you off their list! :mad:
