    what percentage is capital gains and over what amount do you have to pay.

    May not be capital gains. May be looking more at inheritance tax for my little boy.

    i dont quite understand what you mean here. Do you mean pay this with the money we save or do you mean instead of having it over 17 years , ask them to lend it over three.

    Will this still be cheaper than an unsecured loan.

    Sorry, maybe I was confusing too :)

    Im asking if the deposit for the property you are buying for your mum is the 8k secured loan factored into your opening post.

    I was wonderingt if you could get it unsecured it would be way cheaper, and you woudnt need it over all those years you could get it for much shorter amount of time saving yourself a bomb in interest.
