    When I bought my 2nd and 3rd houses, in my 20's (a long time ago) I did this and put a House Wanted advert in my local Regional Paper. In both cases people rang from the ad in the paper. In both cases they were not on the market at that point.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    I have done this three times now and it works very well ,the first time in the in the 90s when we moved to a larger house exchanged with a man who was getting divorced ,the second time was when we needed a smaller house as we got older and the 3rd time was when we did an exchange with a builder had purchased a house in Scotland and exchanged with the builder for a larger property on the same development.

    I was interested in this, but, of course, this is simply swapping matching homes, don't most people want to upsize or downsize? (I'm wanting to downsize).

    this is not only for similar size properties as you are asked what type of property u are looking for including amount of bedrooms and the areas and as it would run the same as for the rental site then it just matches u up with those seeking your property so it would apply to those who want to downsize or upsize... If both parties agree then there is no issue especially if the value of the properties are the same.

    Friends of ours swapped three years ago. They had a very unique property and due to it's location they knew it would be hard to sell so were going to put it into an auction. The agent sent someone to view and they ended up swapping homes. So, yes it can be done. There are several houses around here that say 'part exchange considered' which I always presumed were developers but maybe they are looking at the same idea as you.

    I think the way the whole property market works and doesn't when it possibly could needs a overhaul. Things need to change somehow to keep things moving where they can as when a chain breaks it is down to the weakest link. I don't know the answer but I have also noticed the px idea being touted by some E A's.It needs sorting and soon. :confused:
    I came in to this world with nothing and I've still got most of it left. :rolleyes:

    I don't understand how can the value can be arrived at. How do they do that to ensure it is fair?

    I guess it is the same as if you were to px your car.

    You get a value of your property then dependant on the value of the property you want to px/swap with you or the other party may have to pay the difference.

    No one is talking about losing out money wise it is simply down to the individuals. I don't know the legalities of this but it certainly takes estate agents out the loop with regards to the amount you pay them for looking for a property for you

    I have no experience of this just saw the link for homeswappers for sale as an answer to the op original dilema. I could be totally wrong
