House still on the market

This house is still on the market, EA said it will be snapped at the right price. I doubt it. It has been reduced three times and am wondering whether there is something wrong with it as it has not been snapped yet. An offer was made of 290k a few weeks ago,but EA wanted near the asking price, and the offer was withdrawn due to EA using bullying tactics. Although this house has got periodic features, it does need a new kitchen, bathroom and needs modernizing eg there is no double glazing. The outside needs painting. I think it is still quite a lot of money to pay just for periodic features. It is also difficult to know when it was built!! I assume in the 1930's. I just wonder why it is still on the market after such a big reduction. I am no longer interested in this property and have decided to wait and see how the housing market develops. I would however appreciate some comments on this house. Here is the link. Hope the owner is not reading this.

Lovely house, needs to come down though. Then you have the problem if you put it on at 265k there is the stamp duty to consider.
Really nice house though.
If the house needs a new bathroom/kitchen, it's not worth the money to b honest and it's all about the 250k stamp duty as new bathrooms/kitchens cost 1000's.0 -
It seems like a very nice house, but the details don't say anything about space for parking. If it's impossible to park a car (is there a 'red route' or yellow lines on the road outside?) it will seriously affect the value.
Details say it's Victorian, so built between 1838 and 1901 I suppose.
If you CAN park easily, then I reckon the price is OK. It's North London and the price is quite a bit lower that it would be here in North Bristol.0 -
If you want it, pay the asking price.
If you don't pay the asking price the EA is politely trying to tell you the seller is not interested in selling at a reduction you want - call it 'bullying' if you want, but that's the reality (unless or until the seller changes their mind - of which there is no guarantee)."Now to trolling as a concept. .... Personally, I've always found it a little sad that people choose to spend such a large proportion of their lives in this way but they do, and we have to deal with it." - MSE Forum Manager 6th July 20100 -
I saw this house the other day as I am keeping an eye on the area as a place to move when prices bottom out. My thoughts were that for anything like the asking price I would want an actual garden rather than what seems to be a poky little patio. The photos are lovely, though, and the location's good. To me it would be worth about 220. In 18 months or so I expect to get something very like it, plus more garden, for about that.Hurrah, now I have more thankings than postings, cheers everyone!0

Anybody notice this at the end of the ad?Estimated Rental Value
£1250.00
We believe property to be a great long term investment, below are figures taken from the nationwide property index.
Current Market Value = £319,950
Value 5 years ago = £198,000
10 years ago = £108,866
20 years ago = £ 79,6220 -
time is on your side think how much it will be valued next year 249k ?It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
Just clicked on the Rightmove link. I have Firefox with the Property Bee plug-in (http://www.property-bee.com/) and this is what has been tracked:
08 August 2008- Price changed: from '£299,950' to '£289,950'
- Brief Description changed: A three bedroom Victorian built centre terraced family home located on one of the popular county roads between North and Central in North Harrow providing immediate access to Central Harrow, West Harrow and North Harrow’s various shops and underground stations. Immaculatly presented and no upper chain.

So over a 10% reduction since it was first marketed! Interesting, but I would offer below the 250K to hit the lower Stamp Duty tax.0 -
"located on one of the popular county roads" - could this mean it's on a main road, the house shakes every few seconds as a juggernaught thunders by?0

The property appears to actually be located in Oxford Road, a side road off the A 404 (Pinner Road). A map is available on the site. Oxford Road is not the type of road a juggernaught would thunder along every few secondsbristol_pilot wrote: »"located on one of the popular county roads" - could this mean it's on a main road, the house shakes every few seconds as a juggernaught thunders by?
However, with a rail station and tube station nearby and Heathrow Airport not far away, I doubt it's the quietest location in Britain - but that's the price you pay if you want quick & easy access to those travel facilities."Now to trolling as a concept. ....
