Re-roofing quote advice required

Hello all,

I have been in my property less than two months, and I had a roofing specialist come in to give me a quote for doing repairs on my chimney stacks and flashings. He did a full assessment on the internal and external roof and advised that the problem with my roof was much more severe than I originally thought. He actually went into the loft and showed me some of the damages.

To cut the long story short, he has offered me two seperate quotes; one for a roof repair to rectify the many problems he has identified, and the other quote is to remove the roof and re-roof the property. The funny thing is there is only about 1K difference between both quotes.
So based on this I am considering the re-roofing quote. But I need some advice as to whether this is a fair quote or not. Details below:


Remove roof and re-roof property --> £8700. Includes;
+install insulation@125mm
+installation of 1x velux double glazed window
+scaffolding skips + building regulations
+Inclusive loft ladder

Does this sound like a fair price? What are some of the questions I should be asking the contractor?:confused:

    If I were you i'd get a 2nd, 3rd and 4th opinion!

    Hi,

    I had a quote a few weeks back for re-roofing a 3 bed semi including new felt and insulation for £4500. I would get at leat 3 quotes before making your decision.

    what sort of roof??? Concrete tiles, triangles (Hips), seems a bit odd and obvious he wants the re-roof option. Can you not get it coated and repaired. (probably 1/2 that amount/

    If you have only just bought the property why didn't this problem come up on the surveyers report ? I am sure that had you known about these problems you would have asked for a discount on the house price or asked the previous owner to make good any problems before you exchanged contracts. I'm afraid that I'm no legal expert ut you might want to get some advice. Unless of course the roofing guy is trying to blag you. Try and get some other people in to have a look and don't tell them what problems the first guy told you. Also what kind of insulation are they putting in ? because if it's rockwool i'm fairly certain that building regs require it to be 250mm (don't quote me i'm just a builders wife lol) although I guess if you already have 125mm of insulation that would be right. Also look into insulation as I am always getting leaflets about grants for insulation and cavity wall insulation, you might be able to get it cheaper that way. http://www.homeinsulationgrants.com/info/loft_insulation.asp
    To be fair if you don't say how big the roof is and what tiles are being used and also if any timber is being replaced so it's quite hard to say if the quote is high or not. I do know that in the past to keep costs down for customers my husband has removed the old tiles sorted out the best ones and used them for the front of the house so that it blends in with the neighbours, and put new tiles on the back of the house. Some builders have been known to remove old tiles and sell them to reclaimation yards as an extra and yet will charge you to take them away, some people have no morals but not all tradesmen are like that. Please get as many quotes as you can and try and get the phone numbers of previous customers to make 100% sure that you have a good'un

    As someone who works for a building frim my advice is always get a few quotes and listen to what the tradesmen say. (never, never use the yellow pages for anything other than getting a price).

    Going off one quote means its easy for someone to be scammed by a shark. If you get several quotes and speak to them about the problem you will see if the first one is telling the truth because you will hear the same information from several sources, also you will get to know what sort of price range is acceptable.

    The OP's post sounds a perfect example of a story on Builders from Hell with Matt Allbright on BBC1.

    This required work MUST have been in the Survey Report if the house effectively needs a new roof.
    If it wasn't....... don't get suckered in for needless work.
