Does having the ensuite done add value to the property?

This may have already been answered, but I am new to this forum and would like any suggestions regards to this.
The ensuite in my house is very small and outdated. It hasn’t been changed for the last 15 -16 yrs (since the house was built). I would love to change it completely but I am not sure if spending so much money would be worth it. I may have to move from this house by next December. Hence wondering if its worth putting in a new suite.
Will this add value to my property? Also any idea how much it would cost? I got a quote of £5500 from one, which I think is extortion. But I have asked 2 more independent joiner/plumber to give me a quote.
Any suggestions will be of great help.

I read the other week about doing work on houses and it was something to do with Estate Agents saying what added value to a home if you compare the cost of the improvement
It suggested that decorating was about the only thing that added any value0 -

Hi and welcome to the forums!
The answer depends on who you ask! It's more a question of adding value beyond your costs to renovate the bathroom.
If you ask my Dad (retired building surveyor) he'll tell you it won't always increase the value by the same amount as you spend on it...but your more likely to sell the house more quickly. Many buyers will just rip the bathroom out and replace with one to their tastes anyway.
Personally i don't think you would make profit on replacing a 15 year old bathroom if you sell up (especially with the economy in it's current state). If your doing it for yourselves then i wouldn't worry yourselves about the resale value and just get on with it.

I think you should only add large things like a new bathroom/loft/extension if you really need it, rather than to make money. Unless you can get it done cheap ie know someone in the trade or the work needs doing like house that hasnt had any work done for donkeys years
I cant find that article I mentioned above but I am sure it was in Daily Mail and they asked EA what if anything would add real value

A real 'deep' cleaning can often radically change the appearance of a bathroom, en-suite. May even be worth buying-hiring a steam gun... perhaps cheap new flooring,I'm Glad to be here... At my age I'm glad to be anywhere!!

If it's dirty beyond cleaning or incredibly outdated then maybe worth it ... otherwise I'd vote with the others and say get a good clean and maybe some new accessories or flooring.0

Thanks all for replying. I did change the floor last year so thats taken care off. I will take your advice and have it cleaned that should make it look decent enough for use.

I recently replaced my toliet and sink in my cloakroom. I used the website http://www.ratedpeople.com. You put in the details of what you'd like done and tradesmen will quote you. I paid £100 to fit a toliet and sink (one of those ones with the storage underneath). He also put a new kitchen tap on for £20.
I got the kitchen tap in Focus when it was closing for £5 (its one of these trendy ones), the sink in ikea (they are replacing their bathroom range and had the show models in the clearance section for 50% off ( think it was £38. The toliet was b and q basic model think it was £46. On the walls round the sink I used some plain white tiles (did it myself) and got a small bit offcut of lino for £10.
So in total in only cost a couple of hundred quid and am really pleased with it. Does it add value, well I'd probably say no, but if i was selling them someone might think, 'the cloakroom is fine' whereas before they'd had been more likely to think ' errgguuh what a disgusting coloured sink and loo, that would have to be replaced.0 -
I watched one of the TV programmes which followed people buying property at auctions then doing them up and reselling on.
This particular programme I found very enlightening. This property developer woman bought a place in a right mess and the interviewer asked her what she was proposing to do e.g. new kitchen, new bathroom etc.
She said `no` she was only going to £1,000 cleaning and tidying the place up. Some months later she sold the place hardly spending any money or time and made £10,000.
Of course the rise in house prices helped, but someone else would have spend a huge amount of money and time making it look perfect and she saved herself all the bother.0
