Just moved into a rental

Hi,
I recently moved into a rental property and have a few questions -
1) The inventory the LA provided showed the property as pristine. I created an 8 page document and also took several dozen photographs as evidence of damage etc. that they had not noted. When I handed in my version of the document I stated to the LA that "it looks like an inventory wasn't done and yous simply used an old one" and he stated "yeah.. we dont use that format for inventory anymore.."
Since I handed in my document they have not contacted me regarding any alterations or complaints they have with my version. I am curious as to whether I should push them to put such in writing or not? Or whether simply not disagreeing to me counts as acceptance of the document?
2) What type of insurance do I need for a rental? Would it be building or contents or both?
Cheers

You need to push for a proper inventory. If there are any probs, you could be held liable and will prob end up paying.
re the insurance - you only need to shell out for contents insurance. The landlord will have the building covered.Getting older is inevitable, growing up is optional :rotfl:0 -
Did you sign the original inventory which said everything was pristine? If not, then it is the LA's problem, you don't need to chase them - if they want to prove any damage to the house they'll need a signed inventory.poppy100

A million years ago, when I last rented, the LA had an independent agent go through the property with me on the day I moved in and the day I moved out to record the exact state of the property.0

Unfortunately I just got a document that essentially said the entire place was pristine and told that unless i submitted amendments or alterations within 5 days I'd be considered to have agreed to it.
I created a different document showing lots of damage, scoring, discolouration and wear that had not been documented by the LA.

Apologies the computers on a go slow its come through. the comments from the other members are spot on. We are in rented and had the same thing, keep a copy for your records and the photo's if dated may prove invaluable at the end of the rental period. If the landlord is local you could contact them direct to advise, they may in blissful ignorance thinking the letting/managing agent are doing there job correctly.0

For peace of mind, unless you sent your by rec delivery or have someone who can confirm that you hand delivered on a certain date,I would just write saying.
Dear LA
Re tenancy of 7, xxxxxxxx
I confirm that I hand delivered/posted my own updated inventory to your office on (date) and I spoke to Susie Slushfund/Bob Backhander about the errors and omissions on the one originally supplied by your agency on check in.
Yours etc
Keep a copy. If they don't write back altering anything then you can probably safely assume that your copy stands as the record of condition.
Have they protected your deposit & given you the prescribed info on it yet?
On insurance - you don't have to have any insurance if you don't want to, but Endsleigh seem to be competitive on tenants contents insurance.0
