How's The Market in Your Area?

Whilst I wait for my dinner to cook I thought I'd do a quick scan of Rightmove and see how many of the houses for sale had sold STC. For my area (Wickford) I found the following.
£300-£400 60 for sale 1 sold STC = 1.67%
£200-£300 147 for sale 10 sold STC = 6.8%
£100-£200 94 for sale 10 sold STC = 10.63%
I'm curious to see how that compares to other areas. I used the "this area only" option.

problem is some of the stc are over a year old. Some estate agents put properties back on to make people think they are selling properties.
I don't know how you would search actual sales in the last 3 months as land reigstry figures only get updated quarterly?0 -
Well it wasn't meant to be anything scientific. Just a very rough snapshot of the situation as of this evening.0

Wickford sales recorded at the LR up to the end of June:

I'm not quite sure you're understanding what I was doing. All I did was scan Rightmove and add up the sold STC properties in each price range.
It wasn't intended to show what had actually sold and exchanged it was just to show how many of the properties currently being marketed had had offers. I know it won't be 100% accurate but I suppose it gives a rough idea.0 -
Cambridge
£500+ 129 for sale 31 sold STC = 24.0%
£400-£500 79 for sale 6 sold STC = 7.6%
£300-£400 155 for sale 15 sold STC = 9.6%
£200-£300 394 for sale 48 sold STC = 12.2%
£100-£200 251 for sale 29 sold STC = 11.6%
-£100 18 for sale 4 sold STC = 22.2%
Funny how most of the 500+ that sold are new-build 3-bed flats though.0 -
