  • I owned a house with my ex which I bought over 5 years ago. Things didn't work out, so this was let and he was the landlord. I haven't claimed any money nor have I paid any bills since moving out(roughly 1 year after purchase), however he missed a bill on ground rent(around 6 months ago) which ended up in us both getting a CCJ. I only found this out after doing a credit check with Experian!!! The amount was £130 and we both had that money available. As the bill only went to the address of the property we owned, I'd never have seen this bill. This is a huge problem for my credit. I'm going to do a set aside form, but does anyone have any advice as I'm quite down about it really. I have asked and asked for him to put the property on the market. Please help! I feel my credit is damaged and cannot be repaired :(
  • Just a quick question, my electoral roll is registered on different address than my bank accounts, when i apply for a credit card which address should i use? Or is it better if i change it so its all on the same address?

    This is sad and no way should a freeholder so easily be able to get a CCJ against you for mistakenly failing to pay £130 annual ground rent. Freeholders are often woeful in explaining who they are and what the ground rent actually is versus other greater regular charges from other agencies associated with owning a flat (I assume it is a flat?). I pay mine by Standing Order but even I almost got caught out a couple of years ago when they had changed their bank and sent a totally nondescript notification that Standing Orders had to be changed. They also have plenty of remedies open to them for breaches of the lease including being able to collect arrears before they will allow you to sell the lease to anyone else.

    Did you perhaps fail to pay the annual service charges as well? They could be ten times the ground rent, but they are not always payable to the same collector. If it really was just one year's ground rent on its own that got missed, the upshot which was you getting a CCJ seems ridiculous in the extreme for such a petty amount linked to you and your freeholder at a property which is never going to disappear even if you do for a while.

    I have just been turned down for a Santander 1,2,3 current account. Reason given, I do not meet the current criteria.
    I don't have any debts, always pay credit card in full and on time and have regular income. This makes me a bad customer I assume.
    Any one else had similar experience? any way round this?

    Hi you can always try an appeal when you are refused credit. There is always a chance they will change the decision.

    The highlighter part all certainly makes you sound like a good customer. Have you checked your credit reports to check everything on there is accurate and that there are no negatives?

    Does anyone knows how long one need to wait after account cancellation so Experian and Equifax let you register for a new trial again?

    In theory you can only have 1 free trial for each.

    Some people have reported success in getting a second one using a different email account and sometimes when they have moved to a new address.

    Alternatively you can get your report from each for £2 each.

  • Just wondered if anyone can help me I am trying to get a good credit rating, I was in a trust deed which ended a year ago I have checked my credit file and there is nothing on it apart from my mobile contract etc I have recently applied for a credit card and an argos card and was unsuccesfull - what should i apply for to get my credit rating better as trying to save to get a mortgage but scared when I have the money I wont get a mortgage - I am registered on the electrol roll and have been for over a year - thanks

    The trust deed should be on it for a start, and the accounts your defaulted on. Your credit file will be trashed for 6 years from the time you entered the trust deed.
