mum died, she had a secret flat and i don't know where it is

l lost my mum a few weeks ago.. she left her house to me and my sister. at the beginging of the year she told me that in the early 90's she bought a one bed flat in putney for 12,000. she said that it was being managed by estate agents.
the thing is that i can't seem to find any documentation for this property as my mum was a bit secretive.
how do i go about finding this flat???

Do you know of what solicitor she used? If you do you could make an appointment with them or if not you could employ a solicitor to help you. Did she leave a will? With a bit of luck the Estate Agents may write to her at some point concerning the flat.
Is it rented out. What is the rent. Who pays the council tax.
Is there a mortgage involved. Have you got her bank statements?...............................I have put my clock back....... Kcolc ym0 -
Quite agree with RobertS.
All properties have outgoings such as council taxes and other charges and possible utilities, paid by her. If tenanted it also had income. Therefore carefully check all of her past bank statements. The bank will supply you with previous statements. Check carefully any unknown payments/receipts. Also, look out for transfers to or from another banking account. Hope this leads you on a paper trail to the property.

If title to the flat is registered then you could carry out a search at the Land Registry in the Index of Proprietors' Names. The form is PN1 and you can download it from the Land Registry's website at https://www.landreg.gov.uk
I don't know if a fee is charged.

As suggested already, Land registry is the most reliable and quickest solution. Unless your mum also had an alias then you should find it.0

Should be at land registry as flat purchased early 1990's and since 1 December 1990, the whole of England and Wales has been subject to compulsory registration.
