How long.....

I am currently in the process of selling my property to an investor. The investor does have to obtain a mortgage and the mortgage valuation has not yet been done. The solicitors were instructed 2 weeks ago. Providing there are no unforseen problems how long should the sale take to go though?

    I bought my house as an investment and rented it out for a while until I decided to live in it. The whole process took about 3 and a half months and that was with no chain also.

  • If you want a quick sale, it can easily be done in 4 weeks, but the investor will have to pull his finger out. Firstly, make sure you have provided all necessary info to your Solicitor and that Your Solicitor starts drawing up the contract. Your investor should be able to get a valuation in a matter of days and should have already got his Solicitor to order the searches (these take about 2 weeks). If both parties keep things moving, things can be done relatively quickly. Most delays are caused by Solicitors or the parties themselves not pushing things through, or miscommunication. If you are worried, you could talk to your investor directly, or use your estate agent.
