    I had a 2 bed flat completely re-painted - walls and ceiling. Also had the carpets ripped up in the bathroom and replaced with stone tiles. Bloke i used only charged me £450 and he was there about 4 days.

    So for the LL to say to redecorate a 3 bed house for £3k is obsurd!

    I believe it - I have had it done much cheaper in the past myself. I used to have a bloke who did everything around the properties for £8 /hour. Needless, to say, he has now realized that he should have been charging for the job, not by the hour and has moved on to bigger and more lucrative projects.

    I based my £450 on three estimates which I had done recently for a tenant. All three estimates were totally independent of each other. One was for £500, one for £430, and one for £480. All included materials and high quality Johnson paint which is expensive. Also included painting the picture rail which was in a different colour (It was smoked stained because of burning candles next to the walls) I decided that burning candles next to walls which caused long smoke streaks up the walls and onto the ceiling was not normal fair wear. The tenant grumbled but he agreed that it wasn't really fair wear and we settled amicably by splitting the cost of the room.

    Wow!! How far outside of London are they? If their quality of work is good, I could use them for several flats. If you can recommend them - would you mind sending me a PM.

    I paid £300 in the end for 2 guys to do a room (20'x15'x11'ceilings). Mind you they did sugar soap the walls down first, two coats on walls and ceiling, plus the picture rail in a different colour. They provided the materials (dust sheets, brushes, paint, tape etc.). Paint was Johnson, so expensive. Subtract maybe £40 from the £300 =£260. Started at 9am finished at 7pm - so 10hrs x 2 =20hrs = £13/hr. Bit on the expensive side, But quality was good.

    Another point.

    If the whole property is tyo be redecorated, why on earth would it need to be cleaned as well?

    Does not make sense to me, I would never clean my property BEFORE the decorators were due to come in.
