Confused....

Hello, just wondering if anyone here can help me, I am a first time buyer, I have had an offer accepted on a house, have applied for the mortgage which is only 55% loan to value, had the survey done and all is fine, the Nationwide have taken the money for the survey and arrangement fee. Does this mean that they are likely to give us the money if they feel the survey is good?? It seems like alot of time and money spent if they are not going to.

Any responses would be greatly appreciated.

    With 55% LTV they'd probably give you it even if it smelt of wee, to be honest.

    Lenders are looking for safe bet lending at the moment - and with 55% you're a safe bet.

    Funnily enough, my house actually did smell of wee when I bought it! I've a feeling the previous owners aim wasn't too good...

    Took a lot of bleach to get rid of that, not nice...

    we moved into a house where the previus owners had left thier 2cats locked into the kitchen/diner. They had done a moonlight flit 2 days before and left them without food water or litter tray. ah---happy days:D

    To answer the OP - yes they probably will give you a mortgage.

    My house didn't originally smell of wee...

    we are in a similar situation as you are - applied for the mortgage (70% LTV) and Nationwide took the money for the survey a week ago. However, they still have not arranged the survey and/or contacted us. I have chased to broker to get an indication if this means that we have passed credit checks etc., but he just stated that Nationwide takes 5 working days to look at new cases. The arrangement fees are not refundable as far as I know and the same applies for the valuation/survey if it has been done. Nevertheless, I am curious if the money will be refunded if they do not accept us and do not instruct the valuation/survey.

    When did you apply for the mortgage? Did you opt for the basic valuation or homebuyer's survey?

    We applied two weeks ago through a broker, just when they dropped their rates, the survey was completed tuesday just gone. They took the money for fee's and survey in one go on Wednesday. It was just the basic homebuyers one.

    We had a letter today with the mortgage offer!! Although they have only put my partners middle name on it and not his first, I hope it's just a typo!
