Auctioning property????

Was wondering whether anyone could help. We are currently selling our property for a very reasonable 112,000 but are struggling. We have had quite a lot of viewings but no offers as yet. I was wondering whether auctioning might be an option. We need to sell asap and probably could affors to accept 100-105,000. can you put reserve on this high. Any thoughts would be greatly appreciated.

    I'm no expert but I would suggest you talk to an EA locally who specialise in auction property. I don't think they & auctioneers would be keen on accepting and marketing a property with a reserve they didn't think was realistic [not suggesting yours is - simply that it's their "on the ground" opinion that counts]. Also if you go to auction be prepared for mass viewings.

    Another thought might be to remarket with your [or another] EA at "offers over £99k" - you don't have to accept any particular offer, but it may well produce more viewings than the current £112,000.

    You have probably done this already, but have you asked the EA for feed back from those persons that have viewed, but not offered, as to their reasons for not putting in an offer? Perhaps there is something not quite right in the way your property is presented, so the unique selling point of your property is not being emphasised to potential purchasers. If there is a failing in this area you could rectify that. Price might be the only problem, but it might not be!
