EA Help in submitting offers

Hi all,
I'm posting this on behalf of my Parents, as we feel that the EA are not playing ball, so here's the situation.

1. My parents have waited a long time for a piece of land to come available in this area, the land has a wood house on it and is owned by a nun, which one of my dads work friends knows, she has gone into a home and wants a quick sale on the property/land, this we have found out.
2. A week ago my parents viewed through selling EA and then put an offer in for the full asking price/ price guide, EA came back later in the day and said someone has put the same offer in AFTER my parents and that they would have to increase there offer! The EA are saying it is owned by some nun(s) and that they are giving the money to charity and now want as much as they can get from the sale. We now know that it is owned by just one nun.
3. My mum called the EA today and they now only are excepting cash offers (which parents have) they are saying they have another offer on property and wont give out what the offer is ( i know they dont give this out).

These EA are well know for being a bit crock, and I'm after any advice from you guys, as I understand it, doesn't all offers placed have to be passed to owner and then written letter is then sent out, to whether this has been approved?
Also if my parents went in at full price guide first, then shouldn't the other people be asked to increase there's??

We would all be very gratefull for any advice without getting ripped off by these EA.
