  • Balham / Clapham South - very nice, safe and 15-20 mins to West End and City on Northern Line.

  • Clapham is safe-ish, but full of petty crime. Lets of burglary, so make sure you don't get a ground floor flat.

Catford is the last place on earth I'd live. There's a reason why it's the cheapest area in London - otherwise we'd all be living there!

Is it the cheapest place in London? I would have thought Penge etc. would be cheaper. Anyway, like I say, I've lived here for 22 of my 26 years and never had any trouble.

Oi, leave Penge out of it! I had a beautiful conversion flat in Penge a few years ago and as an area it's very well kept, falling in the Borough of Bromley. Not sure what Penge "etc." means as Crystal Palace and Beckenham are great places so you must mean, errr, Catford! ;)

I think the cheapest places in (South) London are Thamesmead and Plumstead. Got caught on a speed camera trying to escape Plumstead as soon as I'd entered it - they must do a roaring trade in tickets there.

I agree with mylittlefriendbaxter that Balham and Clapham are good areas. Good transport connections and a vibrant nightlife with plenty of bars and restaurants to choose from. If I were renting in London, I'd be looking there or further out west to Putney, Richmond etc (if the bank balance allowed).

  • Thamesmead is indeed the cheapest area in London, followed by Catford.

Partly a combination of poor underground links and just being a total armpit of an area.

Clapham is very overrated, but has good links; Richmond is lovely, but hideously expensive, ditto Putney.

    Depends on the individual.

Well, I pay £650pm for my one bed flat in Catford. A scan of the local letting agents' windows makes that appear reasonable- am I getting ripped off? Way I see it, we have loads of bus links, two stations, a Tesco, an Aldi, a Lidl, the Town Hall and two very cheap pubs (Goose, Spoons). Frankly, it's all I need :rotfl:.
