good buy?

Hi guys looking at buying our first house and am wondering if this is potentially a 'good buy', I realise its not very easy without seeing the property. The house is a new build and is due to be completed by febuary in a pretty good area near where I live. Its a 3 bed detached house with rooms to each side and has reasonable garden, en suite downstairs toilet driveway etc. The list price is £189,950, but have been offered it for £170,000 which we may be able to reduce a little more. It does seem to be a good deal in what seems to be a buyers market. Any views would be appreciated.

    You're right, it's impossible to say without any local knowledge. Remember that new builds come with a premium attached so 'good deal' may be only what it's worth. You'll get the best discount by letting them chase you and playing a little hard to get. Offer them less again and then wait. The fact that you're a FTB works well in your favour.

  • I'd ask what I can get for that £170K. Fixtures, fittings, electricals, deposit paid, plasma telly etc etc.

    I don't know your area, or what the market is like there. Only you can gauge demand.

    But as a new build you will be paying a premium, plus you'll have issues with snagging etc.

    Only you can decide whether it's value for money, whether you can afford the payments and whether you think the market is going down, up or sideways.

    At least it's detached. Newbuild terraces or semi I wouldn't go near, ta very much.
