Hi,
I've been watching this forum for a while, and there seems to be a lot of great advice on here. I was hoping therefore, to get some advice from you knowledgeable lot! We're in the process of buying a house- have to exchange on contracts yet, so there's still a way to go until we actually have possession. There's nothing major structural that needs doing, but a bit of the infrastructure of the house needs doing up. Namely,
Gutters need replacing
New consumer unit for the fuses
Boiler is 15+ years old, not a combi system, uses immersion heater and cold water tank in the loft.
Kitchen will need altering/refitting (including some work to brick up the space under the stairs and open the space in the living room)
Gas fire to be removed and replaced with wood burning stove (including a new hearth)
These are a mixture of things that have been highlighted in the survey, and things we would like to do. We don't have enough cash at the moment to do all these things, we'll probably have about 2k left after completing on the house (hopefully). is there any advice that people can give that could maybe help in prioritising? We're FTBers, so any help would be great!

If you only have 2k left, then you probably wont be able to afford to buy and install a new boiler.
So if it was me, Id go for the guttering first, then get a quote for the new consumer box and the removal and fitting of the fire. Then do the rest as an when you can afford.0 -
Most of it doesn't affect the rest but I'd get your electrics and boiler sorted before you refit the kitchen but design your new kitchen layout first so that you can place the boiler where you want it and have the sparky organise any new points etc for your kitchen.
The guttering I agree I would probably do first as it will affect the integrity of the house and cause more problems and more expense if not rectified soon.Everything that is supposed to be in heaven is already here on earth.

Thanks for those answers, its certainly along the lines of what I was thinking. Although, with the 30%+ price hike in energy bills announced today, the wood-stove seems more attractive!0
