Negotiating a price - Advice really appreciated!

Ive made an offer for 135000 on a house of 144950 and the seller has come back and said he will accept 140000, basically I just want some advise on whether I should go straight in at 138000 as a final offer? If you do class an offer as final how is it viewed if you go back to them again if they turn it down? Also should I make any requests for that price such as cooker etc?

First time doing this an Im just really nervous please offer any advice I really need a second opinion.

    Yeah I would go for it at £138,000 and say you want to include whatever you want to include. If it really is your "best and final" offer state that but if you want to the negoitate you may be best to avoid stating that. If they reject £138,000 your next offer could be to meet them half way at £139,000 depends how much you really want it I suppose.

  • Well good luck hope it dosent take that long! Just a quick question did you shop around for a solicitor? Ive been dealing with a local broker so far and he has offered their solictors services (as he would) in total the cost would be £639 inc vat to complete with them though thats not including any charges from the seller. Is that a reasonable price?
  • you could make an acceptable offer of say 139k and get a full survey done.
    Once the survey is complete you can re-negotiate the price down because of damp or whatever skeletons come out

  • 138K? Now look it up on nethouseprices and see what THEY paid for it.

    Bargain? Meh. It's all relative.
