House buying near a motorway

    Ive always lived near the motorway and reading this has made me notice it otherwise I dont and in 5 mins time I'll forget it again.

    The most exclusive area of manchester is right at the airport all the footballers live there so it cant be that bad. Its horses for courses really.

    I just sold and am about to move out of a house right next door to a busy railway line, and barely notice the noise any more. It did put off a lot of people who came to look round, though. All a matter of taste and what you're prepared to compromise/put up with, really.

    Is the house location convenient for a motorway junction? Some people might see that as a selling point.
  • Thanks so much folks! for your comments from my original post.Much has been considered from the comments made. Of course their honest reflections and leave us a little mixed in thought as to do the right thing.

    Someone mentioned Droitwich. Its actually not far from their. close to J6.True it does sound like the sea but like the rough cornish coast.The house is early victorian extended ,3 bed with a fourth if you include a downstairs study. A large kitchen and generally sizey place with double garage and many other qaulities that sites back from a country lane at the front.This down to 265k from an overpriced 330K( sounding like an estate agent now) spose I`m trying to convince my self

    On the pos side it is positioned upwind if you consider we have mostly westerlys in England and on balance i`m happy to live their considering its country location. All this, however doesnt make its resale chances any better and thats the going to be the deciding factor.It wouldnt be so bad either if our lovely government didnt rip us off for a whopping 3% stamp duty totalling nearly 9k on this place

    I have recently bought very close to both the motorway - I can see the lights going by, and Heathrow airport and neither are bothering me, I still open windows and in fact have my bedroom window open all night and i'm not affected by the noise.

    Some people will see it as a disadvantage when selling but you will also get some that see it as an advantage if they commute on the motorway to be close by.

    The motorway will only INCREASE in noise/traffic/pollution, no doubt it'll be widened, at some time - years ahead maybe.

    You'll probably not get houses built between you & it - but IT might become closer to you!!!

    Check out any projected long term developments yourself - even stuff the council were thinking of years back - then you'll get an idea of what MIGHT happen.

    Personally, I'd think you'll notice the noise more, when there's an accident, further up the motorway & the traffic is stopped & silent. Next time you're in a stationary jam, with engines turned off, you'll realize how peacefull our highways once were!!

    Wow, it takes all sorts to make a village, I guess.

    I honestly wouldn't live in such a location if you paid me a million smackers. Seriously. A home is where you seek peace and quiet, away from traffic, commuters, and the rest of the world.

    Therefore I would put a serious premium on a property that was in a quiet spot, and wouldn't even consider one on a busy road or railway line.

    The house hasnt actually got to valuation by the mortgage company but is the next thing i understand. does anyone know if you can you have an independant look over it for enviromental value issues that would of cource cover the impact of the motorway on price?

    Maybe you could check out what price other houses down your road/area have sold for? As long as your house's selling price is in line with them I can't see too much of a problem, as when it got valued in the first place I'm sure the valuer took the location into account.

    Our house is right near the railway line (though not a very busy one) and when we first bought I was a bit wary. However, we got used to the noise very quickly, and now I can honestly say I can hardly hear it. Our house cost less than a similar house not near a railway line, so we cut our losses and decided we could live with it. And hope that others will feel the same way when we come to sell. Certainly others down the road don't seem to have had problems selling.

    Hi - I used to live in a flat just beside the busy A406 (North Circular Road) in London and although I used to do shift work , I quite liked hearing the hum of the traffic going by. Vansboy is so right when he talks about checking out an proposed or previously proposed suggestions to widen the road. I drove past my old flat and it looks as if the slip road from the A406 has been extended , bringing the traffic closed to what was my old bedroom window !! On the plus side the close proximity to the road does help with commuting . Good luck and go with your instinct X

    ive been reading this and you talk abt resale value.. obviously its a lot of money but what you have to remember is that you are buying the house because you like it and in the future there will be another you that will like it if you want to sell it.. if we were all the same the country would be boring..

    I live on a busy main road just off the A1m that has got busier but when i go to my boyfriends house i cant sleep because its to quiet lol its what you get used to ..
