    My own post to Brit indicates that his/her viewpoint was "tosh" - brusque, probably, but not really the same thing at all.

    We simply have very different viewpoints on many things, and I think that you often make some unwarranted presumptions about other posters.

    Someone disagreeing with your views does not constitute a personal attack: as I've said before it would be so boring if we all agreed with one another. However, if you check back you will see that I have previously thanked some of your posts in other threads :smiley:

    I think you know what you need to do about the existing issue. i.e. make deductions from the deposit held and as this probably won't be sufficient to cover the damage, decide whether it is worthwhile to pursue the matter against the former tenants further.

    In regards to preventing this happening in future, ensure that you fully check out any prospective tenant by way of references and if you are letting to those without a large disposable income obtained by secure, permanent employment consider the necessity of financial guarantors to chase in case of any loss. Make sure similar checks via references are made on any guarantors.

    So how come you know so much about this, if you're not a landlord yourself?

    Just 'general knowledge', is it?

    (For anyone wondering what I'm on about, please see thread in which Premier claims to have absolutely no vested interest in starting threads suggesting house prices are about to rise - in the face of insurmountable evidence that they are about to do anything but. He refuses to admit to any personal position on the housing market. This - given the above post - seems highly unlikely.)
  • Thanks everyone for all your advice. We are deducting the costs from the deposit and will be far more prepared and wary in the future. This was not a rampage against student letting, it greatly depends on the individuals involved.

    It is probably not worth taking a student to court because the landlord has to lay out for the costs of taking the case even if you were to win if a student's only income it from loans/grants any compensation award will be repaid at a very minimal weekly sum. It doesn't make it right but perhaps more realistic.
