Renting out a Garage?

Hi people im new here but would like a bit of advice if I may.
For many years now, around 30 years or so my father has owned a garage but has never really used it, junk from back in the 70's still exists there!!! Rather than having it sitting there doing nothing I thought about the prospect of maybe renting it out. I just dont know where or how I would go about it. The garage is a few miles or so from where we now live and is situated right above a cornish creek, 30 seconds from the sea. What sort of revenue would you expect from something like this? even a few pounds a week must be better than having a load of old rubbish sitting there. Many thanks for your help.

Hi,
I rent out a flat in the midlands. It comes with a garage but the tenant desn't want it, so I occasionally rent it out for £30 a month. I say occasionally , because there doesn't seem to be that much demand. Once was to a guy half way through restoring an old MG who wanted somewhere to keep it while he went abroad for a few months, another was to a bloke who kept his burger trailer in it till he found somewhere better.
If the garage is in a block where other people will see it, it costs nothing to stick to "To Let" sign on the door with your phone number. See if there are any ads for garage lets in your local paper and then pitch yours just under what they're charging.
Word of mouth is good too. Make sure people KNOW you have a garage to let. They may have a fried of a friend who's looking for somewhere.0 -
Good idea. Cornish creek...maybe canoeist who want storage space? Or a local who wants guaranteed parking when overun with emmetts in the summer months....Fisherman needing more storage space or an artist wanting somewhere to store work.
Pin a note to the door and maybe pop into the local pub and ask around.
As for going rate can only recommend paper or check out www.thisiscornwall.com classifeds.0 -
Will totally depend on demand. A friend rents a garage in central Cambridge for £45 a week, where they're like gold dust apparently.
I often see garages advertised round here in the newsagent or Post office window. Would it be worth putting a card up in boat type shop, someone might want to keep a small boat in it? Or surfboards?
Don't know what the issues are with insurance though, would be worth checking out.0 -
Thanks for your reply people. I thought maybe fishermen would use it, but never thought of canoe/sailors. The garage is only one of three around the whole creek, so id imagine it would be quite in demand. Would I have to make a contract the same as renting a house?0

Depending on which part of Cornwall, & how accessible it is, you could earn a good rent for this if it's in good dry condition.
You could put notices up at the local chandlers shops and/or advertise in the small ads of magazines aimed at boat owners.
Contact local branch of British Canoe Union, see if they have a newsletter that you could advertise in.
Also consider camping club magazines as even if it's not high enough for caravan storage, there are those with trailer tents etc.
There may be local business owners who would be interested too.0 -

Well many thanks for your replies. Yes the garage is bone dry, with a lift up garage door. I will do as you have advised. Many thanks once again.0 -
I rent out a garage.
It's part of a BTL flat I have but was advised from the solicitor that I could earn more renting the garage out than adding the cost to the flat (there is also flat parking space as well as the garage)
So far I rent out for 50 quid a month, but it is always snapped up.
Been reviewing the local papers and have seen some go very quickly for 80 quid per month, so may need to review my figures
It's essential you market competitively though:wall:

I rented out a garage for a while to a letting agent of all people. Got paid £40 per month. So yes, I think you should be able to get an income from yours."Brevity is the soul of wit and it is also the essence of effective communication" Rush Limbaugh.0
