Digging up garden?!

Hi,

I currently have a 1 bed flat but want to convert my basement in to living space, I have had a quote for £12,000 to put a membrane in to keep the damp out but have been told that I need to have 2 fire exit's because we are going to be using the rooms as bedrooms.

The basement is (obviously!) under ground, so to put exits in we will have to dig out a part of the front and back garden in order to put windows or some kind of exit in, does anyone have any idea how much this will cost?! Would a normal builder be able to do this?! I'm sorry but I have no idea when it comes to this kind of thing!!

Normal builder will do it.

Also worth checking if the stairs you use to access the basement count. Expect they do.
