Renovating Bathroom - layout ideas for keeping costs down

The first sketch is what the bathroom looks like now.

We want to knock down the wall, block up the left hand door and have the layout in the second picture.

Having done some research it has been suggested that it might be cheaper plumbing work wise to simply swap the bath and sink, so that the sink is under the window instead of where I want it on the opposite wall above. The reason I'd like it there is so I can have a mirror above it,but if this is going to cost lots more then I'm open to having it under the window and have a mirror on the sill.

A couple of questions...
  1. Is having the sink on the wall in the second pic above quite a lot of work?
  2. Can someone suggest order of works? Should I be getting plumber quotes right now, or should we knock the wall down and rebuild the wall first?

    Another option would be to line up your units (l-r) bath - toilet - sink. Then you'd have the toilet under the window (v. useful in my house after curry night) and still get you sink and mirror option.

    If you leave the door open, other people will see you on the toilet, but depends whether you want to move the toilet, or you could have the bath lenthways under the window, next to the toilet and have the sink where the radiator currently is.

    Yes, the toilet and door positioning isn't ideal. And the door is also right at the top of the stairs.

    But I thought moving the toilet would cost substantially more as there's the waste pipe to deal with.

    As for having a bath sideways, this is a possibility. But I'm not sure about it as I recently found a house on the same estate who has done that and I think it makes the room look a little odd/cramped. (http://www.rightmove.co.uk/viewdetails-10737288.rsp?pa_n=1&tr_t=buy)

    Anyone actually know the sort of costs differences between having a layout that's very similar to the original and completely changing it?

    What are the dimensions of the room?

    Does the window go all the way across the room (is that why your shower is at the opposite end of the bath to your bath taps?)

    In your current plan, you could put a heated towel rail / radiator under the window.

    Seeing the bathroom in the other house, I am guessing that it is not an option to block the toilet door and place the bath along the wall there...
    This would mean that you didn't move either the radiator or the toilet.

    Otherwise studiorex's suggestion of: bath, toilet, sink with mirror in a line would leave you room to put a tall storage cupboard to the left of the door. (or that heated towel rail...)

    I dont have the dimensions on me. The bath literally just fits length wise with maybe 15cm of 'shelf' at the end. So maybe about 2m x 2.7m.

    The window is very nearly the width of the room. There isn't room on the tap end to put a shower if the bath were to be moved to the left.

    How about having a door in the middle of the room? Or is that not really done?

    If I'm understanding correctly, no I don't think the bath would bit lengthwise in the bottom left corner. I don't think there'd be room to sit on the loo. But I see your logic.

    ive just done something similar in my house.....joined the bath and toilet together and it looks fab. managed to fit a shower quadrant in too! have you thought of a corner bath? they are similar in price and can give you more room in some instances.

    oh and another tip is......if you go down to a bath specialist with dimensions of the total new room inc ceiling height they will do the layout suggestions for you and they can show you in 3d what the room may look like.

    The cost of moving the basin to the other wall depends on what flooring you have got and how easy it is to lift. Also it depends on where the pipes come from for the hot and cold. You also need a drop for the waste pipe for the basin and you may not get enough drop to do it.. At worst you need space for hot and cold supplies and inch and a quarter waste pipe under the floor. The alternative is to have boxed in shelf round to the bath and then hide the pipes hidden behind the bath.

    Personally I prefer the idea of having the basin on the opposite wall as the further away my toothbrush is from the WC the better.. I still have a wall between the WC and bathroom and really like it but I do see that it would make the room feel larger..
