Tenancy Deposit Dispute
bolo
Hi All, I am coming at this from a landlord side.
I have a EA, who charges 12% pm as a rent collection fee and stuff. Anyway a month ago the tenants left. However during the inventory checkout the EA missed a few things. The bath panels we damaged and had to be replaced. There was also a hairline type fracture in the bath, which, although not currently leaking, will leak soon. So i replaced the whole thing. I had to do it quickly as i had new tenants coming in.
Anyway i would like to claim from the deposit ,which is protected by the Tenancy deposit scheme. I am wondering where i stand on this. I don't expect the EA to pick up every single thing that changed during the past tenancy but it has cost me a couple of hundred to fix. I suspect the past tenant will dispute this. Anyway i thought the EA would have stopped situations like this from arising. Can anyone advise me on how to proceed?
Cheers

first thing is to put it in writing to the agent - with two estimates of the cost of the repairs - and ask them to recover it from the deposit0

are you sure this has anything to do with the tenants...
in my last flat a few tiles around the bath started to crack, plus small 'fracture' in the bath ... well we had done nothing for this to happen!
(and got our full deposit back)
... they left a month ago and still don't have their deposit back ?!?0 -

The bath panels were stuck together using sticky tape. The bath was brand new before the previous tenants moved in. The crack in the bath looks like it has occured because aomething was dropped onto the bath (eg showerhead). To me that is not normal wear and tear.
I think they haven't had their deposit back because i am disputing it....
