Offer Advice Appreciated

Hello
Just joined and after a bit of advice if possible please.
We put our house on the market three weeks ago after seeing a house we loved but were obviously in no posistion to put an offer in. We sold our house after 2 weeks to first time buyers who have just lost a house hence have gone as far as the mortgage booking fee etc. The house we like is still on the market though it does have an offer from people who haven't sold yet. The lady of the house we like lives close buy and speaks to us regularly and is desperate to sell (she has renovated her new property for 1 year now and its waiting and bought ready for her), she had told us all along she would accept 172000 (asking 180000) . Afte ra cheeky offer which was refused I offered the 172000 like she wanted promising a very fast move as their is very little chain. She has kept us waiting 4 days now - I think she is waiting for the other buyer to have sold - what should I do? We don't want to loose this house and though 172 is as high as we can go , my mum will increase our offer and pay the difference.
Should I get onto the estate agent though I do get the impression I am pestering?

First, just go back to her and find out what the situation is. You've made the offer, you need a response from her. Explain that you need to move quickly and are still actively looking for properties.
If she then says 'no', you need to find out why - it could be a number of reasons:
1. Her other buyers have picked up the pace
2. She doesn't want to move as quickly as you think
3. She doesn't think your offer is enough
Once you get that out of her, you'll be more informed about your next move. You can then either play hard or soft: give her a final 172k for a period of time, or go up a bit. Even better to find out her expectation and then offer somewhere in between the two figures.CarQuake / Ergo Digital0
