Does anyone with a lodger know a company that does insure and include AD on their cover??
That's a pity ... my only suggestion now is Yellow Pages for your area, and try some of the Insurance Brokers listed, it is not unusual at all for Brokers to have special schemes, which the mainstream direct Insurers will not cater for - but sorry I don't know of any specifically. If many little people, in many little places, do many little things,

I've gone with Tesco Finest HOme insurance, after ringing round no-one would insure me for AD, More than wouldn't insure me atall!! I didn't realise it was such a problem and something i hadn't anticipated.
Tesco Finest one is more expensive so i'm paying out £14 more pm but i get 1000 club card points and £60 shopping/petrol vouchers with that, unlimited buildings, AD on both, home emergency cover and legal cover. The only thing that has to be written into my policy is that i'm only covered with burgulry if i am broken into.
So hurray to Tesco  and thanks for all your suggestions, i;ll definaltely be warning people thinking of letting/houseshares to look into their insurance.
Quidco to date = £1224 cashback

Oscar - Ltsb used to run a panel of insurers but all new policies are now branded LTSB, so unless you have had the policy for a number of years they seem to underwrite them themselves.0

This is correct. If the Insured /Property is non standard LTSB will only then hand off to towergate/sterling/endsleigh.0 -
Hi Jones. LTSB do brand their policies, but if you look at the promise of service it will be signed by the insurer providing the cover on their behalf. Barclays do the same thing and so do Nat West. HSBC own Corinthian Insurance (I believe), so most of their polices are via that route.
Melissa, I am pleased you managed to solve your insurance problem. I think the providers of the Tesco policy are UK Insurance - part of the group that includes Direct Line. Happy to be corrected by others who know better!!In the beginning, the universe was created. This made a lot of people very angry and was widely regarded as a bad move. The late, great, Douglas Adams.0 -
All the new LTSB policies are underwritten by LTSB GI.0

Hi, I know this query was a few weeks back and this won't help the OP now
but I've just taken out home insurance (B&C) with Budget, who have a box on the form for the occupants being "proposer & lodgers" and then when selected another box comes up with "how many non-family occupants?".
The premium for me was the same whether I chose this box or "family members only"
I rang them just to double check that lodgers were ok and they said "there's an option you can select on the form"
What's more, bathroom suite is included in standard buildings cover, as is damage to a ceramic hob. The contents standard cover includes TV/video equipment as well.
I declined the AD on both policies because of this - I'm unlikely to put a foot through the ceiling as I live in a bungalowand as for paint on the carpets... it would only be an improvement!
When I get around to replacing carpets etc I'll probably go for AD though - at the moment it's sooooooo not worth it in my case!0
