    Your problem is that FTBs are struggling to find the deposit required to get a mortgage these days. To expect them to have money left over to install central heating as well is asking to much.

    You would probably do better to install central heating and then market the property.

    £160k = £16k deposit + 3k for CH + stamp duty £1,600 = £20,600.

    £163k (with CH)=£16,300 deposit + stamp duty £1,630 = £17,930.

    Dunno. The 1st Mrs LA and I didn't really consider it a great prob in 1980. But then we were FTBs paying £16950 for a 3bed semi.

    I was thinking of the girl that you used to tease because she'd started something like 21 threads in 3 months on whether to buy a Ford Ka/206/Polo or something similarly small 'this weekend' And perhaps another 14 threads on how much her bills would cost when her parents kicked her out later in the week and she had to decide whether to buy/shared ownership/rent/share a flat with boyfriend/mates/by herself

    Yes, the cheaper house with central heating does suggest you are overpriced, but 1 month on the market seems awfully soon to be panicking. Most houses take a while to sell, even in a good market.

    If you've had 8 viewers in the last month, you're doing pretty well, really, and you'd perhaps be better off looking at what those 8 viewers might have seen that made them not want to offer. It's the summer and traditionally a quiet time for the housing market, so you might drop the price hugely and still not get viewers.

    In my opinion you'd be best off holding fire, and doing a price reduction in the autumn - that way the new details would go out to potential purchasers at the time they might consider viewing/buying, rather than when their sunning themselves in Lanzerote and putting house details in the recycling.

    Now I re-read your post it's obvious what you meant.

    You're right she did become a bit of a pet hate of mine. I just wanted her to get on with her life instead of asking how to.:D

    My family home (mums place) didn't get CH till I was in my teens (80's) when I moved out in the late 80's I didn't have CH.

    The last time I lived without CH was the early 90's & that was in London.
