the LL claims it is 'employed persons' preferred. I am currently unemployed although my partner is actively seeking work.
I have looked at the house which is lovely and I would like to take it. The LA require deposit and 1 months rent in advance which I can sort out.
However there is an application form which asks if you have had any previous debts - here is the stumbling block for me - I was in a situation where I had to rely on my overdraft, credit cards etc and basically couldn't afford the payments so my credit rating is absolutely rubbish.
Does the fact that the LL would prefer an employed person and my debts (even though I am paying these off bit by bit) go against me? My partner has never had a credit card etc in his entire life and hes now 36, a guarantor isn't a problem as my mum is willing and she has her own mortgage.
Basically I suppose the issue is, will my debts and bad credit rating go against me and my partner? I have NEVER had rent arrears and any time there has been a problem with HB not paying the full rent at my current property I started paying a top up to sort as soon as LA let me know there was a problem.

I also meant to ask would it be possible to request that the LHA go straight to the LL if I did get the place? I know a lot of LL have the worry of tenants not paying the rent but I have no desire to do that but I would like to show I will do all I can to make sure the LL gets his rent.0

Any LL will want best tenant poss, as any tenant will want best place for least money. Fill in forms - see what happens. You may be only person interested in his property. If he doesn't want you as tenant there are plenty more props on market. If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
