    these fees are another grr for me.. agents charge the owners commission for checking out tenants, AND the tenants??
    Long time away from MSE, been dealing real life stuff..
    Sometimes seen lurking on the compers forum :-)

    Sorry to intrude, I don't normally post on the DFW board but as a landlord I thought my perspective might help and I spotted this post. I use agents but they communicate to me who they have interested in my properties and then I make the decision on how to progress, if at all. Not all LL's work this way and may have a set criteria that the agent do not deviate from.

    I have a tenant with a CCJ and I have had a tenant who was also bankrupt, (he was, wife wasn't). I consider tenants on their own merits but I don't tolerate dishonesty. If I ask about credit issues and someone says they have no issues and then the credit search throws something up then I won't allow the tenant to rent my property. (unless of course there is an error or something like on the credit report which can be explained/rectified). The reason being, honesty is at the core of my relationship with the "prospective" tenant. If there are any credit issues then I might deal with it via a guarantor, additional bond and/or rent upfront 3-6 months, it depends on the scenario. So, be honest with the agent/landlord, put your cards on the table and make an offer of any of the above like rent upfront/guarantor etc and ask for them to talk to the landlord about your situation. Have all your paperwork in order to show them/the agent that you are now in control of your finances. Answer any questions fully and honestly.

    I would not waste anyone's time and let them pay for a credit check if I was not going to seriously consider them therefore I want the nitty gritty before the check to save the prospective tenant wasting money.

    I think that what LLs fail to realise is, that we who have done BR are more in control of our finances than the majority of joe public.
    Who on earth would want to go through that again?

    Very true Post, there are no debts to service so you are not stuck with a DCA ringing you up at all times and sending you all sorts, pressuring you to give them money, so you end up having to give them money that was supposed to be for rent and essential bills.
