Just viewd rent house and they require a credit check !!!!

well that me refused then. it was cheap and nice and perfect for me to start a fresh after BR. yet the agent requires £75 for a credit check and admin fee.

they wil turn me down i have defaults and arrears on mortgage. !! :(:(

    I think you need to be up front with them and tell them to be honest unless of course as you have yet to BR you would pass a credit check.

    Me i would enquire and be up front with them and see what they say as sometime agents can be very good but also some are just like estate agents if you know what i mean but like they say if you dont ask you dont get.

    Plus you may have got a month down the line and had a annoyed agent that ou had not told them that you were going BR and they say you have broken you lease anyway.

    it's best to be upfront. As k"nga says, if they find out further down the line it might just create unecessary hassle for you anyway.

    It varies between agents. A friend who's just defaulted on IVA & about to go B recently moved & was refused flat he really wanted because of credit check but just kept trying until he found an agent where it wasn't so much of an issue.

    Some agents will be looking specifically for B or CCJ, it really just depends.

    Defaults and arrears should be OK, it's usually CCj's and BR that they have a problem with.

  • Hi, i had shocking arrears and a ccj, but when i applied to rent my current place i passed the credit check - i think they just checked the actual insolvency register 9wouldn't pass now though!). i did mention to the agents that i was on a DMP, and they said that, worse case scenario, if i failed the check, i'd need a guarantor - so there is hope...

    im going at 3pm to do all paperwork the credit check usually takes 24-48hrs they said.
    i persume once in the house ..and i go BR they wouldnt know? or would i have to tell them

    You will have to put on your forms for your BR who your landlord is and they may decided to write to you LL and tell them so you must be aware of that. That is why i think its best to be upfront.

    When we decided to rent, we specifically asked the letting agents if they were happy to rent to undischarged bankrupts so that we didn't see somewhere, fall in love, then miss out. Two of them said no, then the third one just said they would ask of us the same as they ask any other tenant - a guarantor and a deposit. Far better to be upfront.

    Also, my OR asked for a copy of our letting agreement - to check we were paying what we said we were paying, and also so she could write to the LLs if necessary.

    I totally agree with K2ng and merry here. What is the point of getting a nice house to rent going bc and looking over your shoulder and worrying about the LL finding out and evicting you. For the sake of peace of mind be up front.Start as you mean to go on. A fresh start remember debt:D

    Hi - we had same trouble last year moving to Scotland - missed one house through credit check then came clean after that with other agents and all were fine if we paid 6 months up front. Worried that after 6 months we would have to do the same again but as we were good tenants we moved direct to the landlord and not via agent so pay monthly now.

    I think a credit check is standard isn't it for renting? I sorted a place out yesterday, but had to pay 6months in advance. Good thing about it was it all happened a lot quicker than normal as they didn't bother with references, credit checks etc as they already had my cash!
