Single Storey rear and Double Storey side Extension prices..

Hi,
Just want to know a rough idea for the cost of a single storey rear 20 square meters.
Double storey side downstairs 18 square meters and upstairs 15 square meters. Total Square Metres 53.
This is for the Shell including plumbing , electrics, and windows . Am based in Leicester.
What would be a fair price?

We had this done to our 3 bed semi in Shrewsbury 2 years ago. The quoted building price, which included a full rewire and new CH throughout and converting the old little bedroom to a new bathroom, was £60k + VAT but we needed another £25k for fitting out (bathrooms and kitchen mainly). We ended up spending a further £20k on things we should have included in the first place (plastering where it fell off the walls during the rewire, new driveway, higher quality finishes, etc etc).
One of the reasons for the high cost was that we wanted the new front elevation to replicate the original bay and gable so the front looks symmetrical either side of the front door. We could probably have knocked £10k off if we hadn't wanted that - but it does look so much better. We also had the roof retiled while they had the scaffolding up.
I think the rule of thumb is £1000 per square metre, so £53k would do it for your (plus fitting out). Why don't you get a couple of builders to give you an estimate?0 -
It would ing work out cheaper to build just one larger extension than two seperate ones, if it's possible for you to do it. Otherwise you end up paying for a lot of stuff twice.Everything that is supposed to be in heaven is already here on earth.
