Re roofing dormer

I've had a quote from a joiner/roofer, who seems to know what he's doing. As he's the ONLY one of 5 to actually provide a quote I've no idea whether it's reasonable or not.

We have two dormers on our bungalow, one front and one rear, both flat roof (approx 1.5m wide). This joiner said he would strip the roof off, re-roof, bring the cheeks in and insulate. The quote is £3,500. To be honest it seems a bit steep to me, but I have nothing to judge it against.

    Seems steep - How long are your dormers? - We've just had ours pitched, more expensive but worth it in the long run. Flat roofs are a real pain IMHO!

    We would have liked pitched, but as one is on the front we would have to jump through planning permission hoops, and I just can't be bothered with the extra stress/expense.

    We've tried to get other quotes but no one bothers to send in the quotes, bl**dy rude if you ask me. If they don't want the job why waste a few hours of my evening wandering around discussing what they are going to do.

    What roof covering is currently on the dormer and what is the roofer proposing to replace it with? What is the overall square meter size(a rough guess will do) and how long does he reckon it will take? Does he offer any sort of guarantee?

    It's currently felted.

    The quote isn't just to reroof/felt the dormer, the joiner is also proposing fitting insulation (there isn't any currently), bringing the cheeks in so that they will have insulation in as well. I get the impression that on a scale of

    stick new felt on..................rebuild dormer

    it's towards the rebuild end. The dormer roof is about 6foot x 4 foot, and there are 2 of them
  • seems expensive

    I`d persevere and try to get another quote or 2
    I`m now officially too old to die young

    We paid about £900 for a new front dormer roof three times the size of yours a couple of years ago. Ask how long it is going to take him - it'll give you a rough guide on how much they are charging for labour.

    This should be a 3-4 day job maximum which makes the quote seem very high to me as the materials won't be that much.
