Loft conversion

Hi,
l have recently purchased my first property which is a two bed terraced with a loft conversion. This was used as a bedroom by the previous owner. Prior to purchasing the property we were made aware that the vendor did not make the council aware of changes (this may have been converted even before they purchased). I was advised to take out a indemnity policy as I was eager to exchange & complete, I checked loft was structurally sound before doing this.
Due to the steep stair access I now want to change to a more suitable stair case. Please can someone advise how I can arrange for this to be done, i.e do I need to let planning know about changes I want to make?Or will this bring up problems with them?
Any help would be much appreciated as I want to get ball rolling! Thanks

I would get straight in touch with the council and explain everything and that you have an indemnity policy before you alter anything, get it all sorted before. As any alterations you make may make the indemnity void.0

Would they then want to check electrics, eaves, timbers etc....?& would I then be able to officially call a third bedroom when selling?
Thanks0 -
More like proof that the floor is structurally strong enough, fire resistant, adequate fire escape and alarm systems, and insulation. You need Building Regulation approval really for it to be considered a "habitable room" then you can call it a bedroom. It was probably carefully described as an attic or storage by the EA.Would they then want to check electrics, eaves, timbers etc....?& would I then be able to officially call a third bedroom when selling?
ThanksA house isn't a home without a cat.
Those are my principles. If you don't like them, I have others.
I have writer's block - I can't begin to tell you about it.
You told me again you preferred handsome men but for me you would make an exception.
It's a recession when your neighbour loses his job; it's a depression when you lose yours.0 -
Thanks.Would a local repitable builder provide proof if ok?
It was purchased as a loft room but I justwant to convert correctly so I can call it a bedroom.0 -
You will almost certainly need a structural engineers report. As others have said, approach council first and they will tell you what is required.0
