IMHO opinion as a LL, I think that providing a fridge is basic, perhaps a washer isn't, but we always provide one. Sometimes the tenants don't want these items as they have their own, so we'll remove ours if this is the case. All I can do is go along with what otherrs have said on here...there are no rules or regs about providing white goods as they are called, just what is common practice. Check the inventory and if the items aren't listed, ask the LL if s/he will provide them, and maybe offer to pay for the PAT testing yourself? Failing that, see if you can pick up a fridge and washer second hand.0

Quite a few tenants have their own fridges and washers, so some landlords don;t provide unless asked as they would only have to remove ands store the items.Cooker is usually there as these days often built in.
There are no rules, you should agree on what's to be supplied before moving in.Trying to keep it simple...0 -
As a LL I am happy to add anything my tenant wants.
Of course, the rent will be amended to reflect the costs that I incur (including a %age for the risk that whatever I provide will need replacing by my next tenant).

Apparently the letting agency just rang her asking if she was still waiting for the fridge/freezer and washing machine-apparently she was supposed to have them all along they just hadn't arrived on time. Thanks everyone anyway!0
