garage conversion

Hi guys,

I am thinking of converting my garage.
We have a 3bed house and i would love a bit more space although there is only 3 of us; me and H2b and 1 lodger!:)

My friend can do the conversion for £2k and this would give us extra space at the garage at the moment is just wasted.

I love the idea althought with a house being such a bit commitment i am worried about messing up having a house that might be hard to sell etc

Advice greatly appreciated :)

    We did ours 2 years ago and it's been money well spent.
    Where I live having a garage doesn't seem to affect the price of a house, as long as you have off street parking

    Wish mine had cost £2k!!!

    yeah i am very lucky to have a friend who is letting us have materials for cost etc!:) also part of our wedding present.
    We have plenty of parking so that shouldnt be a issue!:)

    i need to get planning permission because there is a clause on my garage but hopefully we can get around it!:)
    You might only need building regs, if you call you local authority they will know.

    Do you need planning permission?
    Garage conversions will only require planning permission if, like Katie says, a condition on a previous planning permission restricts it. You need to look at why the condition was imposed - usually because there isn't enough parking without the garage. Check your local authority's parking standards (contained in the Local Plan or sometimes as a Supplementary Planning Guidance document) and see how many you will require - sometimes it's calculated on the number of bedrooms, sometimes on the floor area of the house - if you have enough without the garage, then there should be no problem getting planning permission.

    This is of course assuming that, apart from internal works, the only external works will be the replacing of the garage door with a window. If any extensions are proposed (raising the height of the roof, inserting a bay window etc) then planning permission may be required.

    Apparently the gargae is classed as a parking space even though u can hardly fit a car in there lol
    We can fit 2 cars on the drive plus we are going to patio the front garden area (leaving the flower beds) so that we can park another car on there if need be.
    Do you then think this would be ok? would be gutted if we dont get planning!
