    1.5% plus 17.5% of 1.5% = 1.5 + 0.26 = 1.76% therefore on a house which sells £100,000 you should pay a total of £1,760, on £150,000 - £2,640, on £200,000 - £3,520. Aren't these calculator things wonderful?

    If 1.5% doesn't make sense to them then how is telling them that 17.5% of 1.5% is 0.26% helping? The calculator comment just sounds nasty. Don't patronise please :(

    Was trying to be helpful, did not intend to patronise, just pointing out that rather than try to fathom maths in head, use calculator - which is what I have to do.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    As a side point, whats 1.5% plus VAT? I am awful at maths, and have no idea how to figure out a percentage of a percentage! Whats a decimal point!! :rolleyes:

    1.7625% of the sale price, incl. VAT

    Always negotiate the fee with the EA that you use - what's the worst they can say to you.... No? You're the one in the driving seat, not them.
  • UPDATE!

    They wont budge on the 1.5% + VAT. Shocker! Tried the old 1% but they said theres no chance they'll move below. So not sure what to do now, as we need to sell, but dont want to pay millions for the privelage of doing so (of course I exaggerate!)

    So, looks like i'll have to suck it up and go for the calculator explanation offered above to figure out how much I'm gonna be fleeced for!!!!! :mad:

    If you can do vieings yourself, why not thinkg about http://www.housenetwork.co.uk/ or similar. They seem to have decent house descriptions on the rightmove and plenty of pictures ( too many sometimes!!!) I haven't used them as we couldn't do the viewings ourselves, but from my experience a lotof 'high street' EAs are quite rubbish at producing the details and photos. And most people will look for houses online first anyway! And fees will be much lower...

    (I am not advertising, just saying this is an option and would have used an online EA myself if our situation was different)
