renting, blocked drains who pays?

    thanks for all the responses, popped the drain cover in the back garden when i got home and well its a sight thats never going to leave me!!!!, there must have been 4ft of ......... stacked up! anglian water turned up about an hour later and started sticking the rods in there and went next door, 'cant believe at this point i offered hm a cup of tea, up to his neck in muck the garden stunk and i wondered if he fancied a cup of tea
    anyway about 40 mins later he fixed it, free of charge, amazing, thanks to the advice i have saved a few quid because i probably would have just phone a drain company in the paper.

    And you are typical of the type of landlord who seems to think he's doing his tenants, and the world in general, some kind of huge favour by allowing them to pay to live in his property temporarily. Good luck proving that "your" drains were blocked by your tenants inconsiderate use of rice and pasta whilst in the vicinity of the kitchen sink in TDS arbitration.

    ergh it's actually quite easy
    you can see everything that's blocked in there.
    same for toilets

    my dad would get :mad: if something was blocked because of stuff like that - and he would know!
    but then being in the house of a plumber we better not put something wrong ! there are even some toilet paper my dad does not want to see because it will block more easily :D

    You as landlords can put whatever you like into your ASTs but if it doesnt accord with what is legally permissible in an AST then its not binding. Rectifying your drainage problems is no more your tenants problem than fixing your roof.

    Granted to be unlikely and that's why you've picked this example no doubt. But it depends if the tenants are the ones who damaged the roof. Muppet.

    And you seem to be the type of tenant who thinks the landlord should pick up the pieces from your mistakes.
    The people who unblock the drains, in my case it was the water company, will be able to tell you what caused the blockage.

    (In my case there was no charge so no one needed to pay out, but if it was proven to be fat poured down the sink over 2 or 3 years etc etc there is no way I'd be paying as a responsible landlord. Incidentally our blockage was due to a brick, from who knows where, and it was 30 metres from the property we rent out but it backed up to ours and the neighbours property first)

    My dear friend, your "blockage" as you call it, is unfortunately very much still in evidence. And I very much doubt a plumber will be able to help you with it (unless that good person is skilled in teaching remedial life skills).
