Part-ex house - developer wants lagging upgraded

Hi,

We're in the process of buying a new house and part-exchanging our current one with the developer. The price for the part-ex was agreed 3 weeks ago.

Today my solicitor has received a letter from the one acting for the developer asking that the lagging in the roofspace is upgraded. I've spoken to the sales negotiator for the developer who has explained that they have conducted a survey on the part-ex and want this point addressed to pre-empt any fault finding by any prospective purchaser. The negotiator advised me that the lagging needs upgrading to comply with building regs.

Can anyone confirm whether building regs apply in this case? I thought building regs applied to new houses and extensions - not for house sales???

    give you local buildings inspector at the council a ring.

    as far as i know, improving lagging (loft insulation) only comes into effect if building work is being done on a property, (but i may be wrong)
    unless of course you want to improve your energy conservation of your house.
