close to good schools and a great community spirit. within 20 miles of Derby, Nottingham and Sheffield.

Actually, the op asked for derbyshire in general as it is the most southrn place they can afford. You will get a bit better value for money in the north of derbyshire.Money, money, money, must be funny....in a rich mans world.
