Premier, I think that you do have valid points but in this time the heating has been on to dry the floor, they have used the electric to run the dehumidifier, we haven't been able to use the broadband, the Sky TV, we lost food in the fridge that went off.
All in all it's all little things but they all cost money..!!
Re the curtains, the receipts have been sent but nothing as yet.0 -
Dexter if it's been over 28 days since you submitted the receipts then write and chase up the payment (do it in writing so you have proof) politely request payment to be made within 14 days and could they contact you acknowledge receipt of letter.
If you get nothing from that do as Premier suggests and deduct from rent and write to explain what was deducted.
BTW how long is your tenancy for?0 -
There are so many bits and pieces here, some things I think you ar entitled to, some you may get and some things you hope you will get.
I think you ought to write a list, starting with the curtains, day off work, 7 days rent (you should obviously get this and I think in fact your L/L is supposed to provide you with alternative accomodation) heating etc, utilities including Sky etc, did your clothes etc have to be cleaned after they were dumped in the other room, an hourly rate for tidying and cleaning up, cost of going backwards and forwards collecting your stuff from fiancees parents, you could not pack a case for a week because you thought it was only going to be 2 days, phone calls etc. Put a cost beside each individual item, then they can pick through it and you can negotiate each item seperately rather than have them try and give a lump sum without you being sure you are properly compensated. I think on top of this you should be entitled to compensation for the inconvenience etc. Put a time limit on how long you think is reasonable to wait for the money to be paid - 14 days, send this to everyone who you think should have it, L/L, LA, Developers etc even if you think that maybe they shouldn't have it so that no one can say they don't know about it, send it recorded and ask them to acknowledge receipt immediately. After 7 days phone and ask how this claim is going and after that phone every couple of days and after the 14 days if nothing has happened tell us about it!
let us know what they sayLoretta0 -
I can tell you now that if I was the landlord and received a list of compo claims like that from my tenant, it would be placed straight in file 13.
I wouldn't even waste my time on it ... but I would be sorely tempted to spend my time on completeing a S.21 notice."Now to trolling as a concept. .... I did some work for a loss adjuster re some houses that were damaged in floods.
They used dehumidifiers to dry the houses out.
The electricity bill to run those dehumidifiers was put into the insurance claim.
So put in a claim to whoever you are claiming from to cover that.0 -

This is normal part of the cost of work being done or repairs being done, Unlike Premier's attitude, aren't we all lucky not to be his tenants!, this is not an argument, it will be expected and negotiations will take place about the cost to the tenant
Part of the successful Landlord/Tenant arrangement is both doing their part of the transactionLoretta0 -

Don't worry about me Loretta - all my properties are tenanted by very nice, pleasant tenants, usually obtained by personal recommendation of previous tenants of mine. I have the utmost respect for all my tenants as I'm sure they do of me.
When I was renting myself, I was as choosey about the LL I would rent from as I am about the tenants I now rent to.
Some of yous are clearly left to those LL's who care neither about their property nor of those they willingly take half your wage from. You'll learn one day that respect breeds respect, but treat people like something you trodden on in the street and you'll get the same attitude back - in bucketloads!"Now to trolling as a concept. .... No idea what any of that meansLoretta0 -
